I started my career as a commercial property scout 16 months ago. I got paid on my first deal 5 weeks after I got started. I have got paid on 2 deals since I got started and almost one other one but it didnt close. When I started looking how to become a commercial property scout I didn’t know where to start. I visited my local library first to look for books on scouting. I also tried my local book store. I looked on the internet and found a few programs online.

I found a guy offering a real estate property scout training system. I tried many different programs and kits and companies to work for. I had no idea what to say to sellers exactly. I would often not know what to say when looking. I just kept making calls and struggled. I then decided to send letters to owners of property in my city asking if they wanted to sell. I had found a few investors who offered to pay me for finding them deals. They all wanted me to look for different things. Learning how to be a property scout was a little tricky at first. It was a long process to learn what to do. I kept trying to learn all I could.

I think the hardest thing was motivation. I started motivated to get going. After that I got discouraged. I kept my mind set on my goals and kept working to reach them. I also stayed away from the popular sites like loop net. I decided that I was going to have to find the deals no one else was looking for. I found owners who were looking to retire would often give me the best terms. I found that worked best for me. I plan to move into commercial real estate in the future soon too.
